Ensure that there is at least one positive and at least one negatice cash flow, otherwise the IRR Calculator and MIRR won't be able to produce the required rates of return.   • You have to key in the series of net cash flow each of which is separated by a space such as -50000 20000 20000 20000 20000 20000 -10000
  • For calculation of MIRR a reinvestment rate is required such as 9 for 9%
  • For calculation of modified IRR a finance rate is required such as 9 for 9%
  • For calculation of internal rate of return an optional guess rate is required. The default guess rate is 10%
